Myth 1 – Teeth Whitening ruins your tooth enamel

Not generally true! Professional Teeth Whitening product suppliers mostly use Hydrogen Peroxide or Carbamide Peroxide as the active ingredients in their tooth whitener gels. The chemical Hydrogen Peroxide (HO) is a bleaching agent which converts into water (HO) and releases an Oxygen molecule (O) in the process of the chemical reaction. Both Water and Oxygen are common, safe components of our everyday lives.

The Oxygen particles penetrate the rough surface of your tooth (even though they appear smooth, they are microscopically rough, rod like crystal structures) and dislodge staining particles. I like to explain this by imagining the TV commercials which show how a clothes washing powder with oxygen lifts stains from your clothing.

The “bleach” Hydrogen Peroxide is not the same as household bleach containing ammonia, or other low-end, acid based tooth whitening products, and can be swallowed, within limits. In fact our own bodies produce Hydrogen Peroxide naturally!

Acidic products can remove enamel from your teeth. Look for teeth whitening products using Hydrogen Peroxide which is pH balanced, meaning they have no, or low acidity levels. Putting acidity into perspective, you should be aware that everyday Orange Juice is shown in lab studies to soften (and potentially erode) tooth enamel by many times more than a professional hydrogen peroxide based tooth whitening gel could, if used correctly.

Myth 2 – Teeth Whitening is not Safe

Not true! Cosmetic Teeth Bleaching with Hydrogen Peroxide has been in use for 100 years. Most recognized dental bodies worldwide endorse tooth bleaching as a generally safe practice, when simple safety steps are followed. Any professional supplier of teeth whitening products will include adequate instructions for the safe use of their product.

Safety vs Risk with tooth whitening is generally centred on 2 main issues: Exposure of the gel to the gums and soft tissue of the mouth or lips, and tooth sensitivity. Both can be minimized by using professional products and minimizing the amount of time the bleaching gel is exposed to the gums or teeth.

As with any cosmetic procedure, there are potential risks. Thankfully with professional teeth whitening any side effects experienced are temporary and are not permanent. As with most cosmetic procedures, you may have to endure some discomfort to look better. Sometimes I call this “Vain Pain”.

Myth 3 – All whitening Gel is the same

Not true! Of the two major professional gel options, there is Carbamide Peroxide and Hydrogen Peroxide. Both produce the same active ingredient Hydrogen Peroxide, but Carbamide Peroxide acts SLOWER on the teeth and is recommended for use only with an Accelerator Light (I will talk about that later) or for overnight use. Carbamide Peroxide concentrations contains roughly 1/3 of the active ingredient, Hydrogen Peroxide. As an example, 35% Carbamide Peroxide is roughly equal to 12% Hydrogen Peroxide.

Because Hydrogen Peroxide is an unstable chemical which reacts immediately, it is more expensive to produce. Many vendors offer only Carbamide Peroxide based products as a result. Stabilized Hydrogen Peroxide, while the most difficult and expensive to produce, reacts immediately on contact with the teeth and is best suited for short duration tooth whitening treatments without an accelerator light.

Myth 4 – Teeth Whitening Accelerator Lights don’t work

Not generally true! Except in some cases. There are businesses who sell only take home teeth whitening kits, and some Dentists, who say that the LED Lights and other accelerator lights are just a gimmick and don’t work.

There have been many studies conducted which show that the use of a professional accelerator light does indeed accelerate the oxidization (the release of oxygen and chemical bleaching reaction) of tooth whitener gel. This is especially true with Carbamide Peroxide based whitening gels which react much slower chemically.

Ask yourself, how many Dentists and Cosmetic Dentistry businesses offer an “in-office”, “chairside”, “instant whitening” or “Power Whitening” treatment? Many of them! Now why would they offer this treatment if the accelerator lights did not work? From my own professional experience, there is no doubt that the professional quality Blue LED Accelerator lights enable a faster tooth whitening result when using Carbamide Peroxide gel. In our own studies and observations having worked with thousands of clients and compared the results with the same gel, over the same time period, with and without the LED Accelerator Lamp, we are sure there is a noticeable improvement with the light under these conditions.

But, not all Accelerator Lights are the same. Some Dentists use older technology lamps such as Plasma, UV and other technologies. These technologies function at a light spectrum which is known to cause heating or burning of the skin tissue and heating of the tooth surface to release the oxygen in the gel, unfortunately that can also mean UV damage to your mouth, gums and lips. There are also mini handheld LED Lights you often see in TV Commercials – these are only toys and do not have enough power to have any effect.

Another case of where an accelerator light doesn’t work well is if the provider uses a mouth tray to hold the gel against the teeth, and this tray is coloured, is a “Silicone Impression” tray, or is a Pre-Filled Foam tray. These types of mouthguard trays do not allow the light frequency to pass through them and there are no accelerated bleaching effects as a result.

Modern, professional teeth whitening accelerator lamps all use LED light in the blue light spectrum, at a specific frequency which excites the oxygen release from the chemical, and accelerates the tooth whitening process. They are often known as “Cool LED” or “cold” light accelerators because they do not heat the teeth or surrounding tissue. As a result, they are perfectly safe, and the technology is FDA Apparoved.

Myth 5 – You need to go to a Dentist to get professional whitening results

Not true! Today, you can buy in Australia, professional strength tooth whitening products which you can use at home or as a service with a professional accelerator light and assistance – and not just from the Dentist.

Dentists are exclusively allowed to use the VERY STRONG bleaching gels, over 16% Hydrogen Peroxide, and up to 35% Hydrogen Peroxide. At these strengths of whitening gel, the real risks are tooth sensitivity and gum trauma. Dentists therefore use a special gum barrier which they apply to your gums prior to applying the strong gels. A Dentist will usually get a better whitening result in the same amount of time as a non-dental treatment, but there are costs to consider, both financially and in increased tooth sensitivity when using the stronger Dentist-only treatments.

For many years the Dentist’s had the cosmetic teeth whitening market monopolized because professional teeth whitening technology was too expensive for anyone else. Today, the price and availability of professional tooth whitening products means you have many more choices and options.

Myth 6 – Teeth Bleaching Gels from anywhere other than USA, Australia or UK are unsafe

Not true! First of all, in this modern world, you may not even know it but products appearing to be manufactured by a good American or Australian brand are most likely actually manufactured in China. This is true with all types of products and technology worldwide, due to simple economics.

There are many brands of teeth whitening products available in the market. You don’t need to be concerned where they were manufactured, because it makes NO DIFFERENCE. The active chemical, Hydrogen Peroxide is the same the world over. Because Hydrogen Peroxide is also used as a disinfectant, bacteria can’t live in this chemical and it will always be safe (ie; germ and bacteria free) to put Hydrogen Peroxide based gel into your mouth regardless of where it came from or how it was manufactured.

If the Hydrogen Peroxide gel is past its use by date or chemically expired, you will know right away, because the gel turns a milky white colour which shows that it is already oxidized and will no longer be effective at whitening your teeth, it won’t cause any harm.

Myth 7 – You need customized Mouthguard trays to get best whitening results

Not true! While Dentists offer custom mouth trays which costs a lot of money, there are also many home whitening kits providing the boil-n-bite thermoshrinking mouthguards which will work equally as well. The totally custom trays may be a little more comfortable to wear, but they need to be, because in general, a Dentist’s at-home teeth whitening kits require you to have the tray in your mouth for long periods of time, over weeks of use. There are non-dentist products which only require short time duration usage, so it doesn’t matter as much if the mouthguard is less comfortable.

The other problem with mouthguards which are too form-fitted is that the gap between the teeth and the surface of the mouthguard is so small, that only the thinnest layer of whitening gel can fit between. The problem with this is less chemical = less whitening result, so you need to use the mouthguard and gel more frequently, over longer periods of time to get a good result.

Myth 8 – All teeth are the same and whitening results should be like the “Hollywood” smile

Unfortunately, some people have unrealistic expectations and can be disappointed with their teeth whitening results. This is not because professional teeth whitening products don’t work, because they ALWAYS WORK to some degree. It’s because they fail to understand that each person’s teeth are unique in mineral composition, which means that tooth bleaching will produce a different result for each person. If your teeth are genetically more yellow than someone else, your results will not be as white, no matter who’s product you use, how many times you try to whiten your teeth, or what the strength of the gel is. And some people have deep staining from antibiotics, tetracycline etc. which can’t be easily removed and may never be fully removed. Also, there are people with genetically grey or blue tinted teeth for which Hydrogen Peroxide bleaching does not work as well as yellow or brown colour tints.

People see the Hollywood Stars on TV and in Movies and believe they can get their teeth bleached to look like the movie stars. Unfortunately, that is not possible. Chemical Teeth Whitening has its limits of effectiveness and will not produce the pure white colour (for most people) you see on Movie Stars. Does that mean that movie stars are just genetically lucky? No, it means that movie stars have often paid many thousands of dollars for Porcelain Veneers to straighten their teeth and make them pure white. Of course you have this option too, if you have the money, but a tooth whitening with Hydrogen Peroxide generally makes a noticeable difference in whiteness and brightness of natural teeth, at a much lower cost than Veneers.

Myth 9 – If I have Caps, Crowns, Veneers or Dentures so I can’t whiten my teeth

Not true! While Hydrogen Peroxide only whitens natural teeth, it also cleans all surfaces, including man-made surfaces of caps, crowns, veneers and dentures. Some dentists say that hydrogen peroxide can weaken the bond of some of these artificial substances, or attack the metal components, but you should check with your Dentist about your specific case before whitening your natural teeth if you are concerned.

It is always better to whiten your natural teeth FIRST if you are going to be getting any caps, crowns etc. fitted. This is because the dentist can then match the colour of the artificial substance to your now whiter, natural teeth, giving an overall whiter smile.

Common Questions and Answers about Teeth Whitening:

Does Whitening Toothpaste work?

The problem here is that there is not a strong enough concentration of any chemical, and it is not concentrated on your teeth long enough to make ANY noticeable difference to the whiteness of your teeth. The only real “whiteness” if you can call it that, which is created by toothpaste is actually the abrasive action of the toothbrush or paste against your tooth enamel. This scratching DOES wear down tooth enamel and also removes large chunks of staining material on the tooth surface, but not the tiny staining particles which make teeth look more yellow. This is the same thing with “Tooth Polishes” which only act like a fine sandpaper to remove tooth enamel while brushing and will cause increased tooth sensitivity with prolonged use tooth enamel thins.

As with the Risk vs Reward argument, while there is significant damage caused to tooth enamel from tooth brushing over time, on balance this is better than the consequences of not cleaning your teeth.

Don’t be fooled by those expensive “whitening toothpastes” – they do not make a noticeable difference to the whiteness of your teeth, they are abrasively removing enamel from your teeth and you’re better off spending your money on something that does work.

Who is suitable for Teeth Whitening?

The generally recommended rules to define people who are suitable for teeth whitening are:

  • Over 16 years of age (due to potential development of the teeth prior to this age, parental consent may be required)
  • Not Pregnant or Lactating (this is an additional safety measure to protect babies, although you would not generally be able to swallow enough Hydrogen Peroxide from a normal teeth whitening treatment to harm your baby)
  • No known allergies to Hydrogen Peroxide. If you have ever developed skin irritation when bleaching your hair with Hydrogen Peroxide, you may be allergic. But if you don’t know you’re allergic, it will become evident in the first few minutes of a teeth whitening treatment, and you can simply stop the treatment. Any side effects, no matter how discomforting will disappear in a few days with no permanent damage.

Aside from these conditions, teeth whitening is not advisable for people with Dental Braces, people with gum disease, open cavities, leaking fillings, recent oral surgery, or other dental conditions. If in doubt, I recommend you visit your Dentist prior to using a professional strength teeth whitening product.

People with grey or blue tint colour to their natural teeth may also not benefit as greatly from teeth whitening using Hydrogen Peroxide, as people with yellow or brown tint colour.

If you have Gingivitis or Periodontal disease, any Hydrogen Peroxide bleach on your gum line will be painful and may produce a small amount of bleeding at the gum line. As a result, I don’t recommend whitening your teeth until these issues are under control with your Dentist. What is interesting however, is that reports have shown that Hydrogen Peroxide can kill the bacteria which causes Gingivitis, possibly preventing further damage.

What are the Risks with Teeth Whitening?

Whitening treatments are generally safe, however, some of the potential complications of these treatments include:

GUM IRRITATION: Whitening gel that comes in contact with gum tissue during the treatment may cause inflammation and/or blanching or whitening of the gums, gum line or inside lips. This is due to inadvertent exposure of small areas of those tissues to the whitening gel. The inflammation and/or whitening of gums is transient, meaning it does not last, and any colour change of the gum tissue will reverse within two hours, usually within 10-30 minutes. Persons with a history of mouth ulcers may develop temporary mouth ulcers which usually disappear within a few days after treatment.

TOOTH SENSITIVITY: Although more common with the in-Office Dentist Treatments using very strong bleaching gels, some people can experience some tooth sensitivity for a period after the whitening treatment. People with existing sensitivity, recently cracked teeth, micro-cracks, open cavities, leaking fillings, or other dental conditions that cause sensitivity may find that those conditions increase or prolong tooth sensitivity after a cosmetic teeth whitening treatment.

SPOTS OR STREAKS: Some people may develop white spots or streaks on their teeth due to calcium deposits that naturally occur in teeth. These usually diminish within 24 hours.

RELAPSE: After a cosmetic teeth whitening treatment, it is natural for teeth colour to regress somewhat over time. This is natural and should be very gradual, but it can be accelerated by exposing your teeth to various staining agents, such as coffee, tea, tobacco, red wine, etc. You should not eat or drink anything except water during the first 60 minutes after a teeth whitening treatment, and avoid tooth staining agents for 24 hours after (eat and drink white or clear coloured foods during this time).The results of a Hydrogen Peroxide based tooth bleaching treatment are not intended to be permanent, and can last up to 2 years when using professional strength treatments. Secondary, repeat, or touch-up treatments may be needed to achieve or maintain the colour you desire for your teeth.

How do I achieve best teeth whitening results?

Before answering this question, you should be thinking of the tooth whitening results from a single treatment, as a trade-off against the potential side-effects of a single treatment. The best answer is balance! Balance the potential results with the potential risk of side-effects. The highest concentrations of Hydrogen Peroxide produce the best results in the shortest time, but also have the highest potential side-effects. My recommendation is middle of the road – not the strongest, and not the weakest to get a happy balance of results and risk.

Before you undertake a professional teeth whitening treatment, have your teeth cleaned professionally. At least in the smile area, which is the upper and lower 8-10 front teeth. REMEMBER, teeth are opaque so cleaning the BACK of the teeth is very important to the overall whitening results you will achieve. A Dental Cleaning will remove any excess materials stuck to the outside of your teeth and permit the Hydrogen Peroxide to work best at bleaching your natural teeth, evenly.

Use a professional strength teeth whitening gel. Many Pharmacies, TV Ads and Internet companies promote teeth whitening products which use 3% or 6% Hydrogen Peroxide concentration. These just don’t work well at whitening teeth, and any effect they have takes a LONG time to achieve. The comparative cost difference is not that great between these low-end products and products of professional strength, but the time and effort required is. I recommend 12% Hydrogen Peroxide if available in your area, unless you are using a whitening treatment with a professional accelerator light which can use 35% Carbamide Peroxide. Of course the Dentist in-Office power whitening treatments generally use gel much stronger than 12%, but beware of the potential side effects.

Remember, if your teeth aren’t as white as you would like after the first treatment, you can always allow some time to monitor your gums and teeth for any side-effects, then take an additional treatment(s). Provided the product you are using is not too expensive, this is the best and safest way to achieve optimal teeth whitening results.

How long does Teeth Whitening last?

This depends on the product you use to whiten your teeth, and the lifestyle you lead.

If you are a smoker, or regularly drink red wine or use any other heavily coloured substances regularly, your whiter teeth will become stained again more quickly.

There is no absolute answer to this question, but in general, if you use a professional teeth whitening product for the full treatment as recommended, you may be able to keep the whiter teeth for up to 2 years if you are conscious of what you eat and drink, and maintain your teeth and oral health properly.

Most people are not saints and lead lives where they enjoy red wine or a curry etc. That’s fine, but if you want to keep your whiter teeth you should brush them 60 minutes after you have consumed the food or drink. Research suggests you should not brush immediately after eating because the acid formed in your mouth when eating makes the tooth enamel softer and abrasive brushing of the teeth during this period can be detrimental.

I also recommend the use of Teeth Whitening Pens. They apply a thin layer of Hydrogen Peroxide to the teeth, at any time or place, and will bleach any staining close to the tooth surface (if the concentration is strong enough). Whitening Pens active ingredient only works for 30 to 60 seconds on the teeth because saliva washes it away, so choose a Whitening Pen which uses Hydrogen Peroxide (not Carbamide) and is professional strength gel. Whitening Pens are generally not suitable for removing deeper stains.

I have tooth sensitivity problems, can I still whiten my teeth?

Yes, and you have several options. You could use a desensitizing tooth paste for approximately 1 month prior to whitening your teeth and if sensitivity is reduced, you can use any product. But be aware that your sensitivity will likely increase again during or after the treatment, so I suggest choosing a mid strength whitening gel where you can remove it quickly if discomfort gets unbearable.

The other option is a low strength whitening gel. This will work over a longer period of time, but sometimes also increases sensitivity because of the amount of time required on the teeth to get a good result.

Probably the best option, in my opinion, is a Teeth Whitening Pen of at least 12% Hydrogen Peroxide concentration. Because you can paint the gel onto specific teeth and because the gel is washed away by saliva in less than a minute, this may produce the best results, with the least discomfort.

What should I do immediately after I whiten my teeth?

  • Rinse the gel from your teeth and mouth without swallowing.
  • Brush your teeth within 60 minutes using a tooth paste containing Fluoride to help seal the teeth
  • Don’t eat or drink colored foods, or smoke for at least 60 minutes
  • If you have tooth sensitivity, use a desensitizing tooth paste
  • If you have tingling in your gums, purchase from the Pharmacy a preparation designed to soothe gums. This will help to prevent mouth ulcers forming (if you are predisposed) and decrease the discomfort and duration of any potential gum irritation.

Concentration of Hydrogen Peroxide (Strength) + Time on the teeth (Time) = Results (Effectiveness)

When factoring in Time, you should also consider the consequences of time:

  • More effort, meaning you may not complete the full treatment

In a conversation with a colleague recently, we discussed the difference between needing and wanting. Needs are those things that are essential and important and, in truth, our needs are quite simple-food, shelter, water. With those basics met, we have everything we “need” to survive.

Wants, on the other hand, are desires or wishes for something beyond our needs. For most people, they want fresh, delicious food or a well-built, beautiful home, which is only the beginning of our desires. Without a doubt, everyone is capable of developing a long list of desires they would like to see manifest in their lives.

What does all this have to do with Leadership Coaching? Leadership coaches help people achieve their desires by supporting the development of each person’s capacity to easily and effortlessly create the life they want; for leadership is the ability to create change in your life, your community and your world. It can be quite overwhelming when you realise just how many different fat burner products are available. All of which will no doubt state that they are the ‘ones that work’. But how do you know which fat burners to choose, and more importantly, how do you know which product is going to work for you? This article will address the issue of the different types of fat burners, and how you use this information to reach your particular goal.

Fat Burners: Thermogenics

Thermogenic means to produce heat through metabolic stimulation, and this is how thermogenic fat burners produce their affects. They aim to increase the metabolic rate of the individual taking them, subsequently increasing the caloric expenditure and burning more fat, particularly at rest. Thermogenics are most commonly used for people striving for fast weight loss, and they will often contain a controversial substance known as ephedrine; a substance that is very similar to amphetamine and methamphetamine and works by increasing noradrenaline production and androgenic receptor activity. Other common substances found in thermogenic fat burners are caffeine, synephrine, HCL, yohimbe and green tea.

There are some common side effects associated with thermogenics; increased alertness, increased energy levels, increased concentration and a fast heart rate; most of which are as a result of the stimulants present. As with windows, doors come in many different sizes and materials. Examples of materials are wood, metal, fiberglass, glass, acrylic and composite.

Styles include solid core, hollow core, raised panel, flat panel, louvered, bifold, bypass, accordion, pocket, hinged, tracked, fire, pet, garage, patio, “French”, “Dutch”, double and so forth.

Each door has specification requirements for its use. With their many components and functions, doors are a bit more complicated than windows but some of the information is similar.

Don’t get distracted by door descriptions. When inspecting you will be looking for the physical condition and operation of the door and also making sure that the proper door is being used.

Requirements for interior doors are less restrictive than for exterior doors. Exterior doors may be used on the interior of the building but an interior door should not be used for an exterior application.

In other words, a hollow core door should not be used for an exterior exit door. This is not only for security reasons but also hollow core doors do not provide adequate insulating properties and resistance to weathering.

In addition, a solid core fire rated door is required between the living space and the attached garage. I will elaborate more on the fire door requirements below.

Begin your inspection at the front door, which is usually the first door encountered when entering the home.

Look at the front door. Is there anything that jumps out at you?

Is it a solid core exterior door?

How do you determine if it is a solid core door?

Knock on the face of the door with your knuckles to hear if it sounds solid. If you are not sure, try comparing the sound made by knocking on an interior hollow core bypass closet door. The solid core door will create a dull noise and the hollow core door will sound like a wooden drum.

As you approach the door, look at the way it hangs in the jamb (the trim material that makes up the frame surrounding the door).

Check the reveal (the space between the door and the frame or jamb).

Is the gap in the reveal relatively even? An eighth of an inch variance in this area is common. Any more than that could be due to loose hinges, deterioration or poor installation.

Next, inspect the condition of the door face or surface. Is it deteriorated, scratched or damaged in any way? Hollow core doors and even solid core doors with a veneer skin may delaminate when subjected to severe weather conditions.

Are there any cracks in the door edge around the latch?

Front exterior wood doors often have panels. Check to see if any of the panels are cracked or damaged.

Front exterior doors may also have glazing (glass) panels. Check to see if any of the glazing is cracked, broken or has lost its seal. Is the glass tempered?

Next, open the door, straddle the front edge of the door and grab hold of the knobs. Gently lift up using your legs (NOT your back or arms) to determine if the doorknob is tight and the hinges are well secured to the jamb. If you notice a lot of play or movement at the hinge area, it may simply mean that the screws are loose. Tightening them with the proper screwdriver may resolve this symptom. Sometimes the hinge screws are fine but the hinge pin may be worn. In that case the hinge may need to be replaced.

Once you have made certain the hinges are secure recheck the reveal around the door. Securing the hinges may correct some if not the entire reveal problem. If the door did not latch properly before, that problem may also be corrected by tightening the hinges.

Next, check to see if the door will actually latch.

You would be amazed how many times I encountered doors that did not latch. The homeowners were often surprised and commented, “We never close that door.” I replied, “Well I can certainly understand that but the new owners might want it to latch for some reason.

Doors that do not latch could indicate a number of issues discussed below. Make a note at this point if the door does not latch.

Does the door stick in the frame at any point, drag on the floor covering or bind at the striker plate of the latch? The striker plate is the metal plate screwed into the doorjamb where the latch catches to secure the door. Does the door swing open or close on its own?

Is there any unusual noise or squeaks when the door is opened, closed or latched?

Do the knobs and door lock operate properly or do they need some lubrication or possible adjustments? Sometimes just tightening the screws of the hardware will eliminate problems.

I often noticed that when the doorknob screws were positioned top to bottom instead of side to side, the privacy lock would not work properly. Check the orientation of the doorknob screws. They should be parallel with the floor.

Check to see if the deadbolt latches are able to fully extend into the mortise hole in the jamb. If the deadbolt latch does not fully extend, the bolt can be pushed back into the unlocked position.

Try this if you have access to a deadbolt lock. With the door open, engage the deadbolt part way. Stop before you hear the “click” of the lock mechanism. Push on the bolt. You will actually be able to push the bolt back into the door with your finger. Push on the bolt after you hear the “click.” The bolt will not move.

If you are not able to hear or feel the “click” when locking the deadbolt, the lock is not properly engaged. The mortise hole in the jamb is not deep enough to allow the bolt to travel far enough to fully engage. It is not secure.

Home inspectors will report on the presence of double deadbolt locks. Some will report them as a hazard. Double deadbolts are those locks that can only be opened from the outside or the inside with a key. My reports used to say this:

FYI: A locked double deadbolt lock could be a hazard in the event of an emergency if the key is not available.

I recommend double deadbolt locks be replaced before the home inspector arrives.

Check the striker plates in the jamb. If the striker plates are loose, damaged or missing, repair or replace them.

Check the jamb itself. Is it split, damaged, deteriorated or water stained? Make a note on any of these conditions.

Home inspectors and termite contractors carefully investigate water stains found around doorframes. Water intrusion is a serious issue particularly when addressing walls and exterior siding.

Exterior doors will need to be weather-stripped. There should not be any light passing in around the door from the exterior.

Pay particular attention to the sweep at the bottom of the door. Weather-stripping is inexpensive and easy to install. The bottom sweep can usually be adjusted downward to sweep the threshold properly.

Is there a doorstopper preventing the knob from hitting the wall?

As you move into other areas of the building, check the condition and operation of any bifold, bypass and accordion closet doors. Along with the considerations mentioned above, they should slide in the tracks and operate with ease without coming off the track or dragging the floor covering. Broken mirrors on bypass closet doors should be replaced.

When checking any interior or exterior double doors, determine if the pins of the secondary door can be properly secured at the top and bottom. Do they operate and engage smoothly?

Check patio doors and screen doors for smooth operation and proper locking. Home inspectors will report missing or damaged screen doors.

Patio doors often have window coverings. Many home inspectors do not report on window coverings but you should check and note their condition to be sure they operate properly. Your Realtor will usually not recommend replacing window coverings unless the home shows badly. The buyers will probably want to select their own.

On many of my inspections the buyers were present. I could hear them discussing how they would redecorate the building to reflect their own personality. New floor and window coverings were almost always on the list for replacement. Realtors often suggest cleaning or removing these items but not replacing them.

The glazing in patio doors should be tempered. Check for lost dual pane seals in dual pane patio doors and the fixed glazing.

Fire doors are an important consideration. Such doors are located between the living space and an attached garage. They may also be located at the stairway to the basement or any other area that may contain flammable materials, a water heater or furnace.

Fire doors should have an operable automatic closer that will cause the door to self close and latch when it is released. If the fire door has an automatic closer but does not latch when it is released, the closer should be adjusted or replaced. A fire door gap gauge tool is good to have when doing this inspection. Sometimes the floor covering can obstruct the proper operation of the closer causing the door to drag.

Fire doors are installed to suppress fire from entering into a living space but only for a limited amount of time. Any modifications to these doors create a possible hazard, such as a pet door.

Pet doors installed in a fire door compromises its fire suppression function. I realize we need to help our pets get in and out of our buildings for obvious reasons. I have pets too, but you need to know the home inspector will write up a fire door that has a pet door installed.

Some home inspectors will write up a fire door that has a door stop installed because it overrides the purpose and proper function of the door.

The swing direction of a door is also VERY IMPORTANT. The code requires a 36″ landing if a door swings out over a step.

HAZARD

A door should not swing out over a step as a person could trip and fall.

This error is common when homeowner alterations are conducted.

Keep in mind that we are primarily concerned with the appearance and operation of the doors. Interior hollow core doors with holes larger than a nail or screw should probably be replaced.

Exterior doorjambs that are deteriorated at the threshold may also have to be replaced. Probing with an awl or screwdriver in these areas will help you determine if deterioration is present.

Check all the remaining doors in the house using the same procedures stated above. Again, do not be discouraged when you find an item. That is the reason for the work you are doing.

DOOR FINDINGS: REMEDIES AND SOLUTIONS HARDWARE OPERATION

If you notice a lot of play or movement at the door hinge area, it may mean that the screws are loose. If so, tighten them with a screwdriver.

A screw that will not tighten could mean that it is stripped. A longer screw may be required to secure the hinge into the jamb. Be sure to use a screw with the proper bevel and head size or it could interfere with the hinges ability to close properly.

Doors that do not latch could indicate a number of issues.

A very common occurrence is a door that will latch during one part of the year or season and not during another. This is an indication of normal changes in the shape of the building during temperature or humidity variations.

Plumb bob The design of the striker plate will usually account for these variations unless the plate was not installed in the proper position during construction.

The door may be warped or the doorframe may be out of plumb (a plumb bob or a plummet is a weight with a pointed tip on the bottom that is suspended from a string and used as a vertical reference line. This instrument has been used since the time of the ancient Egyptians by bricklayers, masons and carpenters to ensure that their constructions are “plumb”, or perfectly upright. The plumb bob is still used to this day but the builders level has replaced this ancient tool in most construction applications.)

Doors that bind, stick, open or close by themselves may do so for the same reason the doors do not latch. The hinges might be loose, the striker plate may need to be adjusted or the doorjamb may need to be repositioned.

A qualified handyman should be able to adjust or repair a door or jamb that is out of alignment or not plumb. You could also hire a licensed contractor to refit the door.

Although a bit more complicated, secondary doors that do not secure properly are usually adjustable provided the internal hardware is operating properly.

Knobs and locks that do not operate properly may require lubrication. Dry graphite is recommended rather than oil based lubricants. Oil will accelerate the problem by attracting more dirt. A locksmith can help with fussy knobs and locks.

Install any missing or damaged striker plates.

CONDITION

Jambs and Frame

Cracks in the jamb and around the hinges can be filled with putty or caulking if not too badly damaged. Repainting the trim will be optional, depending on your particular situation and realtor’s recommendation.

Door

The door surface itself is often difficult to repair if badly damaged or worn. Cracks in the door edge can be filled with putty or caulking if not too badly damaged.

If the door drags the floor covering or binds in the casement frame, it may have to be shaved to allow for more clearance. This can happen when new thicker flooring materials like hardwood, tile or carpet are installed.

If simple repairs can bring a door back to serviceability that’s good. However, if the door is damaged so badly that repairs would cost nearly as much as a new door, replace it. This is particularly true of a front door.

As an itinerant stump grinder for these past dozen years, I have experienced a variety of stump removal scenarios. I haven’t written this with the intention to impress, nor has it been written as the “be all to end all stump grinding method”. I felt there to be a need for a written description of what I do, amongst the plethora of visual and pictorial information out there. Perhaps this humble piece will inspire other stump grinders to make an effort with their written descriptions of how they grind away stumps with their machinery. If this collective information, was compiled and indexed, it may prove to be a valued written source of reference for all future stump grinders. I am fortunate to be able to draw upon my own unique mix of experiences (not necessarily connected with this subject), complemented with an ability to put this into writing — although how it is interpreted, remains to be seen. This is a detailed description of how I remove a tree stump with a professional stump grinding machine.

There will be deviations from this main topic, also describing my reasons, methodology, and events which led to the present action taken. Unlike many of my stump grinding peers who have relied upon YouTube videos to demonstrate stump grinding, nobody has yet—as far as I am aware— written a definitive procedural description on the salient points of this operation, for placement in the open domain. It is understood there are many other views with many other variations in procedure, reflected by variations of equipment types. My intention of basing my procedural description with a modified Carlton 2300 stump grinder, is to keep it simple, without all the “bells and whistles” of modern stump grinding machines. However, this old (1997) model has been updated with a Lombardini diesel engine to give it performance approaching modern machines. I have added a number of my own “bells and whistles” in the form of various gauges which I feel are important to gain a general understanding of machine performance. Further, old fashioned finger type cutter teeth are used. This is a personal preference based on cost alone. I also recognise the OEM improvements made to modern stump grinders, and do not intend for these writings to diminish those improvements in any conceivable way. Again I re-emphasise the use of an old model Carlton 2300 is to keep it simple in spite of the below listed changes to the machine. My wish, and hope is that some of this will spark additional thoughts and improvements to increased safety, and productivity in a potentially hazardous operation. Stump grinding is inherently a hazardous operation to people, pets, and property. The scope of this procedural description assumes a familiarity with all necessary safety equipment, and will only make occasional reference to such equipment within the context of my operational method and procedure. I will begin with a list of modifications made to this old Carlton 2300 including reasons:

  • brackets for securing a 2.5 mtr. horizontal, flood light mast at the machine’s top, and along its length. When working any distance away from base, It isn’t cost effective to complete a job on a second return to site if it is possible to complete within one journey. Winter evenings at the solstice here in England, begins at about 16:00. Working a few extra hours in the dark, will make a considerable cost savings. This prompted installation of a flood light attachment. to the machine.
  • pivoted brackets mounted in place of mud guards for securing rubber screens suspended from steel arms. Some manufacturers of stump grinders may now provide these screens. None were available at the time, so I made them up. After experiencing a broken window, as a result of stones being projected diagonally from the cutter wheel, such a screening provision became very immediate. I never operate without my mud guard mounted screens.
  • pivoted bracket assembly for securing a vertical mast of a three meter parasol used for all lengthy stump grinding jobs—rain or shine. A comfortable stump grinder, is a productive stump grinder.
  • bracket for securing a proper oil pressure gauge—not an idiot light! Most modern stump grinders have automatic switches to shut down the engine when oil pressure is lost. If this machine had one–I would still install an oil pressure gauge. An idiot light will not sense a reduction in oil pressure as when the engine warms up from cold, or when a possible leak may occur. Further, it can indicate approximate engine temperature once experience is gained with normal pressure/temperature comparisons.
  • bracket for securing an engine oil temperature gauge. This was a temporary installation because the oil dip stick had to be substituted with a sensor bulb immersed in the sump oil to gain accurate data. With a clear cool air intake, my engine was running at 90 C. That is quite hot and proves the point how important it is to keep cool air passages and air intakes clear and clean. I have nearly 4000 run hours on my diesel engine with NO black or white exhaust smoke!
  • bracket securing hydraulic oil temperature gauge. This is also a current temporary installation while data is collected and can be more accurately referenced against the pressure gauge. A permanent installation with a combination oil level and temperature indicator will be installed at a later date.
  • A sheet metal screen separating the operator from hydraulic hoses was installed just behind the hydraulics control levers. Most modern models have enclosures for hydraulic hosing, and must meet CE certification.
  • welded angle, supports for cutter wheel’s hinged (guard) shroud. When this guard is down in its operational position, it nestles between two welded angles giving it lateral support. The addition of these angled supports was found to be necessary when the guard makes contact with a portion of uncut stump which remained beyond the swing limit of the cutter wheel.
  • brackets to secure a permanent electric winch above steering wheels. A twelve volt winch has been recognised as an essential on-board equipment. Occasions have required a winch to assist machine manoeuvrability, to fix a static position on a slope where driving the machine’s own stake into the ground is impossible. and to extract the machine from difficult terrain.
  • installation of lockable key operated emergency stop switch. CE compliance requires this switch.
  • installation of a fixed means to secure the cutter wheel’s hinged shroud in the down or operational position. CE compliance requires this.
  • central point greasing hub located within a cutout on the machine’s decking. Armored, sheathed, flexibile, hydraulic grade pipe, is connected to four underside (difficult to reach) grease nipples
  • fine mesh insect screen installed over engine cooling intake fan opening, complemented with a steel grid support fixed within air intake shroud. This eliminated the need to frequently remove th engine’s cool air ducting to the finned cylinders, for cleaning away debris caught between cylinder cooling fins. This was a frequent and essential task to prevent “hot spots” and to maintain efficient engine cooling for such a hot running air cooled engine. A water cooled engine has distinct advantages for operating in such a dirty environment.
  • A thick neoprene gasket placed beneath the chain drive cover. This gasket is a great improvement with keeping out contamination, and extending chain life. ( Modern stump grinders have hydraulic motor hub drives for each wheel. Chain breakage was always a risk, with the possibility of a runaway machine. That can’t happen with hydraulic motors at the drive wheels.)
  • complete sheet metal encasement of ‘V’ belt drive. Required for CE compliance.
  • Improved fixing/support bracket for shallow screen located directly behind cutter wheel. This bracket was made in one piece of steel stretching the length of the rubber screen. It provides additional screen support, and is quicker /easier to remove for screen replacement due to wear.
  • heavy duty spiral banding was wrapped around all exposed hydraulic hoses. A CE requirement to protect the operator from a hydraulic hose burst
  • Installation of thermocouples to the bearings for determining their average normal running temperature and to indicate excessive bearing play yet to be installed.

Transporting A Stump Grinder:

There are two ways of getting your stumpgriner down the road to a site; either by loading it onto a trailer, onto a truck, or into a van. I chose a VW medium wheel base, high top, turbo-diesel, panel van for the following reasons, and a description of how the stump grinder is stowed:

  • VW vans represent dependability for me. I’m onto my third change of van (all purchased second hand) and have never had a breakdown that wasn’t my fault.
  • the trailer option seemed to be hassle, with access down narrow driveways, turning radii too narrow, and a great deal of unnecessary monoeuvreing
  • I dont have a large enough lock up garage, which would require outside storage for the stump grinder and trailer making it subject to theft.
  • my van is dedicated to storing the stump grinder where It stays onboard.
  • I do all of my servicing and repairs with the stumpgrinder onboard. I carry all necessary tooling to perform minor field repairs e.g. changing a drive chain to the drive axle, or wedge belts for the cutter drive.
  • the stump grinder and tools are secure in the van with the vans additional security, eg. immobiliser, alarm, wheel clamp, and additional door and frame strengthening which has already prevented someone trying to lever the base of the rear doors upwards in an attempt to gain access.
  • I keep a set of steel ramps stowed onboard. These are also useful for gaining access in gardens with steps, or at a higher level.
  • a steel wire cable is installed between opposite anchor points next to the steel bulkhead separating driver from loadbay. At the cable’s centre is fixed a steel ring, through which the stump grinder’s stake enters, when the machine is stowed. This cable has two purposes. First use is when uploading the grinder. By extending its tongue to reach the steel ring fixed at the centre of the wire cable, then passing the machine’s stake through the steel ring, allows the machine to pull itself into position when retracting the tongue. This entry method is preferred over reliance on the grinders wheel traction which is minimised on wet days, and also because its wheels must climb over, and on top of screening stored on the vans floor. Second use is as a secure fixing point while the van is in transit.
  • within the rear of the loadbay, is a steel saddle fixed to the floor. ( looks like an upside down double “TT” ) It is bolted through the van’s floor, and through square plates pulling against the chassis underside. The machine’s cutter wheel nestles between two verticle plates. A pin passes through both verticle plates and a cutter wheel bolt hole, where the tertiary pockets use to be fixed. ( they didn’t do any work, so use was made of their intended bolt holes )
  • the machine is firmly stowed using this method. Indeed, it stayed in place, with my van on its side in a drainage ditch! ( the ultimate test )

Downloading the Stump Grinder By The Numbers

  1. open rear doors, unsecure ramps from their stowed position, slid out ramps, and fix them to door sill with pins
  2. open sliding side door, start the stump grinders engine, retract tongue slightly to pull against steel cable thus allowing release of tension on cutter wheel stowage pin, for its removal, and raise the cutter wheel away from its floor saddle.
  3. engage axle drive or “free wheel” valve, reverse machine slightly, just enough to allow release of tension on steel cable allowing extraction of machine’s “T” stake from the steel ring fixed to the cable.
  4. pin the machine’s stake to its normal stowed position, and drive stump grinder down the ramps.

Determining Safe Access

  • after stopping the grinders engine (remove key), do a “walk-through” along the machine’s intended route to the stumps. Depending on machine’s width (owing to extension dual wheels fitted) determine an easy unobstructed access.
